a. How to Rent the Land:
-Click the ground, then choose “Buy This Land” or “Buy For Group,” or go to “About Land” and select “Buy Land” or “Buy for Group.”
-If tier payment isn’t received at the office within a reasonable time after the land purchase notice, the land will be reclaimed.

b. How to Make Payments:

• -When you get land in Angelexe Estates, pay the weekly fee via the box meter at the angelexe sim office:http://maps.secondlife.com/secondlife/angelexe/240/34/1004
  -Current residents can Contact angelexe Resident for flat tier meter at their land with gray [Occupied] box at the office.
  -Angelexe Estates staff won’t ask for direct payment to any resident account.

c. Box meter colors:
Green = available, Black = Occupied, Gray = Occupied/Not available.

d. Failure to Pay Tier:
A red box follows the box meter’s expiration. Avoid letting box meter expire to red and become available again. We’ll contact you for payment; failure to respond may lead to land reclaim, object return, and public sale. Angelexe Estates isn’t responsible for lost or non-copy items due to non-payment, lack of response, or land reclamation.

e. Land Holding:
Land can’t be held for multiple days or more; it’ll be made available to the public.

f. Refund Policy:
Refunds aren’t given for leaving land early, only when land is not available or there is an error.

g. Discounts:
-Not available for now.
*Any discounts prior to this covenant as of 10/22/2023 stay until the tenant leaves. If tenant leaves, their discount is lost and cannot be transferred to other user and cannot be reinstated if they rent again.

1.2. General Information for all lands

———Information———

1. Communication Method:
   -Angelexe Estates will provide support and communication by text, not voice. You may be on voice, but Angelexe Estates staff will respond by text.
   -Angelexe Estates will update about any major changes via combination of both message and notecard.
2. Maintenance:
   a. Shared Land Rental:

• Angelexe Estates Staff may appear on the edge of the land to check land performance and conduct region restarts. This can be done either by request, with a warning provided to all on the land, or when no one is on the land for a quick refresh to enhance land performance.

b. Full Land Rental:

• Maintenance is as requested. Estate manager powers allow the use of performance tools to restart the region and other debugging tools.

c. Linden Lab also conducts land restarts known as “Rolling Restarts for Second Life,” for which they provide notice on: Second Life Grid Status. ( https://status.secondlifegrid.net/ )

3. Region Rating:
   -Full region renters can change their region at anytime.

• -On General land, no adult themes or objects are allowed.
• -On Moderate land, adult themes or objects must be hidden behind closed doors or inside closed buildings or walls.
• -On Adult land, no restrictions; only follow Second Life/Linden Lab TOS.
• -Ratings follow Second Life/Linden Lab guidelines.

3. Privacy / Griefing / Harassment:

• -No spying or stalking.
• -Do not enter others’ land without permission.
• -Use tools available for banning, ejecting, blocking, and reporting to Second Life/Linden Lab support.

3. Group Land:

• -Deeding land to a group is allowed. Be cautious with powers in the group. Loss of builds cannot be rolled back.

3. Reselling and Sub-Renting:
   -Resell and sub-renting to others is allowed, but Angelexe Estates staff will not assist sub-renters and will direct them to contact the sub-renter of that land.

a. To sub-renter: Abandoned Land (tier not paid) and Transfers:
-If the original owner’s land is abandoned (tier hasn’t been made), attempts will be made to contact them and the sub-renter. Sub-renter can continue under Angelexe Estates at the current rate or be given time to vacate before items are returned.

2.=========Shared Region Rules=========:

1. Privacy / Griefing / Harassment:

• -Ban lines are allowed. Security orbs are allowed but should only cover your land range.
• -Estate ban requests on shared lands are reviewed by Angelexe Estates staff. Use tools available for banning, ejecting, blocking, and reporting to Second Life/Linden Lab support first

1. Building Rules:

• -Skybox-type buildings must be above 700m in the sky.
• -Sky decorations or items visible on the world map are allowed at 300m; only the sky top is visible, not a platform, phantom, and the sides and bottom must be transparent.
• -Ensure your builds, skyboxes, and objects stay within the land you’re paying tier for—on the ground, at the land’s edge, and in the sky.
• -Objects sending messages or requests region-wide on shared regions are not allowed; keep them within your land range.
• -Objects outside your land may be returned without warning if they interfere with neighbors.

Terraforming:

• -Terraforming is allowed for border walls and slight lifts in the land.
• -Creating ground heights of odd shapes not matching any theme is not allowed and may result in temporary land reclaim to fix and set for sale to you again for L$ 0.
• -Completely hiding land underwater is allowed without issue.

Land Configuration:
-Dividing and joining land within rented land is allowed.

Communication Etiquette:
-Avoid sending random teleports, invites, or messages from you or from objects without reasonable cause or permission.

Settings and Usage:
-Activate the setting to keep sounds and voice within your land.

Object Placement:
-Be careful placing no-copy objects on the land. Angelexe Estates will not be able to assist with recovery.

Region Wide Changes:
-Changes to terrain textures can be made if all neighbors on the shared land agree to the change by vote.

Sim Surrounds:
-Sim surrounds are allowed but if any one neighbor disagrees, they may be returned.

Weather-Related Items:
-Items creating weather effects (snow, rain, leaves) are allowed on ground level while online. Deactivate them when offline or not on the land.

Managing Lag:
-Objects causing lag may be requested for removal or automatically removed by Angelexe Estates staff based on severity.

Sky Usage:
-Sky can be used for light breeding and farming but must be above 2000 meters. Small growing gardens and animals are allowed on ground level, but not full fields or full farms.

3. Guest limits:
   Residential Parties:
   -Small residential parties are allowed on the ground. Parties in the sky can have more guests, but ensure entry space for neighbors to enter their own land.

Large Gatherings:
For large parties limits on shared lands:
-20 residents for lands zoned as Residential.
-40 residents for lands zoned as Residential/Commercial.
-60 residents on lands that allow clubs.

*Please get permission in advance from Angelexe Estates to warn neighbors if it’s a larger resident amount than above for the gathering.

Objects or systems that call people to the land (fishing, collecting coins, etc) to collect something are allowed only on full region rental without limitation, shared region rental are limited using the same limit numbers for “Large Gatherings”.

—You are given Estate manager powers for full customization(terrain textures, rating, and more)
Estate manager can be given to multiple residents as requested, however if a part of the land is abandoned or non-payment, the estate manager will need to be reclaimed from all individuals who had it on the land, and a reasonable covenant will be put in place by Angelexe Estates, changing it to a Shared region status.

The opposite can also happen if one person or group rents all of the land and agrees to full region; it will be converted to full region rental status to have the perks.

Multiple tier boxes can be assigned to a full region, but if any meter goes into non-payment, any active meter payments may be apportioned to keep the region tier in good status.

Perks Regional/World Changes – Full Region Rental Only

Do you want a brand new full region?
Subject to availability, Angelexe Estates covers the upfront fee for new region and a custom region name.
-But note that leaving or giving up the region, will be set to market again. The name is not changed unless request is made using terms specified in ‘Renaming Region’.
Weekly rental fee:
L$ 15,000 per week for 30,000 prims
L$ 13,000 per week for 20,000 prims

Increase or decrease(if there is a fee for decrease) prim amount after initial land request will have $30 USD fee paid in L$ conversion.
Renaming Region:
Names requested with brand new region during or after leaving the custom region; Renaming the region can be requested by Angelexe Estates for the L$ equivalent of an exact fee specified by Second Life/Linden Lab. Check details here: Managing Private Regions.

Other names are not for sale unless noted, or contact Angelexe Estates Staff for clarification.
Names requested for change from current full region owner is allowed if it was a custom name requested by you or other resident, not one of angelexe original region names.

Region Rollback:
Estate Managers can request a rollback, but the requester (estate manager) pays the associated fee. Rollbacks must be requested via support ticket and can only be initiated by the estate owner or estate manager. Region rollbacks are subject to Second Life/Linden Lab discretion, as per their terms: Region Rollback Guidelines.

Please note: Angelexe Estates will not request or pay for region rollbacks. Estates managers are able to request it as they wish with support tickets. Be cautious when assigning Estate Managers for full region rental or land rights on shared land. Angelexe Estates cannot assist with rollbacks or lost objects.

Moving Region:
Not available for now.

Transferring full region for buy:Not available for now.

By renting land with Angelexe Estates or continuing to rent, you agree to abide by the covenant.
The covenant is subject to change and can be modified at any time. It will be added to all SHARED REGION RENTAL regions within Angelexe Estates for your information. [ It will not be at covenant for FULL REGION RENTALS]
